What to consider when adding a deck

Materials – consider the cost, appearance, environmental impact, and maintenance requirements of the materials you use.

Ground – if you have sloping ground, a multi-level deck may be just the thing.

Environment – will you need windbreaks to be able to enjoy your deck? Depending on how much sun the area gets, you may want to consider installing a shade sail or pergola.

Consent – if a person can fall more than 1.5 meters, you will need consent to build your deck.

Safety – if there is more than a 1-meter drop-off of the deck you are required to install handrails.

Recladding

What is recladding?

Recladding is a term used to describe the process of removing an old layer of exterior cladding and replacing it with new cladding. Cladding refers to any material used on the outside of a building.

Why is recladding necessary?

Some choose to reclad to update their home’s look. A sleek new finish can add to your home’s curb appeal – some say it can increase value by 25%.

But sometimes you don’t have a choice. Your home’s cladding provides a barrier to the elements. Recladding prevents moisture from leaking into your home to give you a warm, dry home.

  • Damp homes are prone to mould and can impact your family’s health.
  • Moisture can cause rot and corrosion that damage your home’s structure and present safety risks.

Between 1994 and 2004, some Kiwi homes were built with materials unsuitable for our environment. This resulted in the “leaky home crisis.” This was due to the type of cladding used, untreated timber framing, and design issues like flat roofs and decks built over living areas.

According to the Building System Performance branch of MBIE, the following are common signs of a leaky home:

  • sagging of ceiling linings
  • corrosion of fixings such as screws and nails
  • uneven floor surfaces, like the lifting of vinyl
  • mould or fungi formation on surfaces (although this is often due to poor ventilation)
  • musty smells
  • swollen materials such as skirtings and architraves
  • staining or discolouration of materials or surfaces
  • stained or rotting carpet, or rusting of carpet fixings.
